When dealing with pricing guidelines, there are general industry rules to follow.

The first is to understand your building type and size. Typically buildings that are larger, receive a discounted price for volume. Secondly, building types can vary greatly depending on the building itself and the scope of work.

To understand the type of building, one must establish whether the building is single or multi-tenant. Single tenant buildings can typically be cleaned faster. The other criteria for type are “A”, “B”, “C” class or Medical buildings. The structures can all be priced the same, however, the scope of work can vary greatly. Usually “A” class and Medical have floor work included on anniversary dates and “common areas” need to be maintained constantly.

Buildings over 50,000 square feet can be priced per foot. This can begin at as low as $.06 per foot, up to $.14 per foot, depending on additions. Once buildings are over 100,000 square feet, additional discounts can be offered. Medical buildings typically are on the higher end of the pricing scale, because of scope and requirements.

Paper may or may not be included depending on the contract.
